Allen County is set for another significant economic investment as Ohio Logistics, one of the Midwest’s largest privately held logistics companies, has announced plans to develop two major spec buildings in Lima’s Gateway Commerce Park. This investment continues to build on our region’s economic potential and continues to position Allen County as the premier destination for business expansion and investment.
Two New Buildings to Be Constructed Along I-75
The new development will feature two 100,000 square-foot spec buildings constructed in partnership with Clouse Construction. Located along the I-75 corridor, these spec buildings will be used to expand Ohio Logistics’s services in warehousing and distribution, providing businesses with space for storage, inventory management, and transportation services.
“We’ve received many inquiries from businesses that want to be along I-75,” said Chuck Bills, President & CEO of Ohio Logistics. “We’ve proven that with curbside-ready land and buildings, businesses will come.”
Partnership Powers Allen County Investment
With funding through an Ohio Site Inventory Program (OSIP) grant administered by JobsOhio, this project exemplifies effective collaboration between multiple groups. AEDG and the Regional Growth Partnership, the economic development organization serving the Toledo region, collaborated to facilitate the project.
“Ohio Logistics’ decision to invest in Gateway Commerce Park is a powerful statement about Allen County’s future,” said AEDG President/CEO Cindy Leis. “These new buildings will open the door for businesses ready to move quickly, create quality jobs, and contribute to the vibrant economy we’re building in Allen County.
“This project not only reflects our shared vision of making Allen County a place where companies want to be and people are proud to live and work, but it also strengthens our position along the I-75 corridor as a hub for logistics, manufacturing, and supply chain growth.”
Meeting Speed-to-Market Demands
Bills noted the importance of speculative buildings in helping businesses meet speed-to-market requirements. Bills envisions developing supplier-focused campuses throughout Allen County and Northwest Ohio, where spec facilities and curbside-ready sites are available to vendors and suppliers.
“We want companies to know we are prepared to respond to their supplier needs,” Bills said. He also emphasized the role of OSIP funding: “Without those dollars, we would not be able to put these types of projects together. It allows us to be more cost competitive.”

Construction of the two spec buildings is expected to begin in spring 2026.
